It’s Shared Ownership Week –an event organised to raise awareness of this great initiative, which helps thousands of people a year to get on the housing ladder. We thought we would take a look back at some of the happy residents that our housing association clients have homed recently.

Shared ownership enables buyers to purchase a share of a property – ranging from 25 to 75 per cent – and pay a discounted rent to the housing provider on the remainder. Just a five per cent deposit of the share purchased is required with buyers raising a mortgage for the rest. Over time, shared owners can buy more shares – a process known as staircasing – until they own 100 per cent of the property.

When Bunmi Odubanjo, 28 had to move back into her mums, she was determined to save money for a deposit on a new home through shared ownership. After searching on the internet Bunmi found exactly what she was looking for at Thames Valley Housing’s iconic development, The Serpentine, named for its elongated, curved shape. She was able to buy a 50% share in a two-bedroom apartment at The Serpentine worth £145,000 with a 5% deposit of £3,625.

Just over two years later, through sheer determination and a lot of sacrifices, she had saved up enough money to put down a deposit of £12,000 in order to secure a mortgage for the remaining 100%. Bunmi is now over the moon that the money she used to have to put away for the deposit, she is now able to spend time traveling again, which she hasn’t be able to do in years.

Trapped in the familiar renter’s nightmare and having dismissed the possibility of being able to afford to buy in London, Peter Cumming (32) was delighted to find he could buy a two-bedroom apartment in desirable Islington in Zone 1 of the London travel network, thanks to Affinity Sutton’s shared ownership scheme. Earlier this year Gurpritam Singh and Jasbir Kaur (both 37) were able to start their climb on the property ladder and have somewhere to call home for their two children through shared ownership at Lime Walk, Wembly. Absolutely Fashion: Inside British Vogue, the documentary that was given unprecedented access inside the fur-filled fashion house for the first time in its history, aired last week on BBC2. The two part documentary, combined with Vogues 100-year birthday plus the upcoming London Fashion Week has had us thinking all things trendy. Cause for celebration at the National Housing Awards

Last Thursday was a successful day for Property House Marketing and our clients, Network Homes and Affinity Sutton, who between them picked up a hat trick of gongs at the National Housing Awards.

Hosted by Pointless presenter, Alexander Armstrong, the glittering awards ceremony was held at the Lancaster Hotel in London. Hundreds of guests were in attendance, including some of the UK’s biggest and most well-known housing associations, all hoping to bag an award.

The atmosphere was electric as the results were announced, especially at our table as we celebrated the victories for our clients. Affinity Sutton scooped Best Customer Care, and Electric House by Network Homes won Best Small Development – they also came out on top with the Overall Winner prize!

No more nightmare journeys home

According to TFL, demand for the underground in the evening and at night has increased by a whopping 70% since 2000, with an incredible half a million people using the service after 10pm on Fridays and Saturdays. It’s a good job then that London’s 24-hour tube service launched at the weekend, allowing commuters and night owls to use the underground throughout the night on selected lines.

The Victoria and Central lines are the first to offer a round-the-clock service, good news for existing residents and a draw for those looking to buy a London home with great transport links.

I spy… familiar names in First Time Buyer Magazine

Despite prolonged uncertainty for the property market and mortgage approvals following the referendum result, the first-time buyer market seems to be buzzing with activity. More mortgages were handed out to first-time buyers in June than in any other month since 2007, according to research by the Council of Mortgage Lenders. Matthew Lumb and Catherine Ross had been living together in Matthew’s Stockwell apartment for a number of years when they decided that it was time to buy their first home together.

“This apartment is much bigger and brighter than our old one as well as being much more economical to live in,” says Matthew, a freelance photographer. “We also don’t have to worry about repairs as everything is new.”

“It is very flash with all the latest mod cons – including touch screen ovens,” he continues. “Network has paid a lot of attention to detail and my apartment is finished to a really high standard.”

“We also love the fact that we are the first people to live in this apartment,” says Catherine.

The couple especially enjoy relaxing in the stunning residents’ sky garden on the 20th floor. “Since we moved in, we’ve been up there many times,” says Catherine. “It is tremendous – especially on a nice day or a warm evening when you can see for miles. It really is the cherry on the cake.”

Couple Gurpritam Singh & Jasbir Kaur (both 37) were in a quandary. They were keen to get on the property ladder and purchase a bigger home for their two children, but still have enough disposable income. However with high house prices, the couple didn’t want all their money going on mortgage repayments, nor did they want to keep throwing their money ‘down the drain’ on monthly rent.

“We wanted to get onto the property ladder and have somewhere we could call home, but we couldn’t find a solution that worked for us as a family,” says Gurpritam who works in a financial industry.
